What Is Commercial Concrete Leveling?
Commercial and industrial slabs settle for the same reason residential ones do. The concrete is sound but the fill beneath it has consolidated, washed out, or was never compacted properly, leaving voids that let the slab drop. On a working site the consequences arrive faster than they do at a house: forklifts catch on the lip between panels, water ponds where it used to drain, dock plates stop seating correctly, and an uneven walkway becomes an accessibility and liability problem. APS lifts these slabs with polyurethane foam injection. Small ports are drilled through the slab, expanding structural foam is injected beneath it, and the foam fills the voids and raises the concrete back to the elevation it was poured at. The material is light, so it does not add load to the same soil that already failed, and it is unaffected by water, so it does not wash out the way a cement slurry can. Because the work is done through the existing slab there is no demolition, no rebar, no forming and no cure time, which is what keeps a warehouse aisle, a retail frontage or a loading area usable while the repair happens. Site and elevation survey
We measure elevations across the affected slabs to establish how far each section has dropped and where the original drainage slope ran, so the target elevation restores function rather than just flatness.

Identify why it settled
Voids, washout, poor compaction and drainage running the wrong way all produce the same symptom. We establish which one is at work, because lifting without correcting an active cause buys only time.

Foam injection and lift
Small ports are drilled through the slab and expanding structural foam is injected beneath it, filling voids and raising the concrete in controlled stages while elevations are monitored.

Seal and hand back
Ports are patched, joints and cracks are sealed where needed to keep water out of the repaired base, and the area returns to service.
When this approach is not appropriate: Lifting works when the slab is intact and has settled as whole sections. If the concrete has broken into rubble, has failed from the surface down, or sits on soil that is still actively eroding, lifting alone will not hold. In those cases the fix is drainage correction or soil stabilisation first, and sometimes replacement of that section.

Polyurethane foam reaches working strength quickly, so most areas carry foot and vehicle traffic the same day the crew finishes. The exact timing depends on the load the slab has to take, and APS confirms it before the work starts rather than after.
Can you work around an operating warehouse?
Usually yes. The work is done in sections through small injection ports, with no demolition and no forming, so it is normally possible to stage it aisle by aisle or after hours and keep the rest of the site running.
Is this the same as mudjacking?
No. Mudjacking pumps a heavy cement slurry beneath the slab, which adds weight to soil that has already proven it cannot carry the load, and it can wash out over time. APS uses polyurethane foam, which is a fraction of the weight and is not affected by water.
