The Challenge

The customer called us with an issue noticed by her heating and air guy. They couldn't figure out why the ductwork was sweating so much. They even replaced the duct work a year ago and continued to have the issue. When I came to do my inspection I found the crawlspace had a water intrusion issue coming through the foundation block wall and a moisture issue. They also had rolled insulation in the subfloor. As a result of the water, moisture, and high humidity the insulation and floor system was holding a lot of moisture resulting in mold. As for the ductwork, it is having to work hard in the summer to cool down the house, so it condensates on the ground and it creates a continuous cycle.

What We Did

First we removed the insulation, and cleaned and treated the crawl space surfaces. We then addressed the water issue with an perforated drainage system and 2 sump pumps and discharged the water well away from the house. To help the air handler and ductwork as well as substitute what the rolled floor insulation was trying to achieve. We installed our insulated wall insulation board to increase the R value. To keep all the moisture and humidity out of the crawlspace we sealed off the vents from inside and installed an encapsulation with a commercial grade dehumidifier to control the environment.
