Crawl Space Encapsulation in Alabama

Encapsulation converts an open, vented crawl space into a sealed, controlled environment that blocks ground moisture and eliminates the humid air connection that fuels mold and wood rot. APS Foundation has encapsulated crawl spaces across Alabama since 1977. Alabama's dew point regularly exceeds 70 degrees F in summer months. When warm, humid outdoor air enters a vented crawl space and contacts cooler surfaces, joists, subflooring, HVAC ducts. It condenses. Oak Ridge National Laboratory and Building Science Corporation research has confirmed that venting, designed for cold northern climates, is counterproductive in the humid Southeast. The APS encapsulation system includes: 20-mil reinforced vapor barrier liner covering floor and walls, tape-sealed at all seams and penetrations; foundation vent sealing and insulation; access door seal; and a commercial-grade dehumidifier sized to the crawl space volume with a self-drain line. When water intrusion is present, interior drainage and a sump pump are included before sealing. Encapsulated crawl spaces maintain relative humidity below 55% year-round (mold requires 60%+), eliminate the musty odor that migrates into living areas through the stack effect, and reduce HVAC run time by removing the moisture load from the lowest level of the structure.
