Oak Ridge National Laboratory and Building Science Corporation research has confirmed that venting, designed for cold northern climates, is counterproductive in the humid Southeast. The APS encapsulation system includes: 20-mil reinforced vapor barrier liner covering floor and walls, tape-sealed at all seams and penetrations; foundation vent sealing and insulation; access door seal; and a commercial-grade dehumidifier sized to the crawl space volume with a self-drain line. When water intrusion is present, interior drainage and a sump pump are included before sealing. Encapsulated crawl spaces maintain relative humidity below 55% year-round (mold requires 60%+), eliminate the musty odor that migrates into living areas through the stack effect, and reduce HVAC run time by removing the moisture load from the lowest level of the structure.
